Property Overview

A stunning twin kiln Oast conversion forming the east wing of four comparable character properties. Court Lodge Farm Oasts is deceptively spacious and offers flexible living accommodation over two levels with the potential to convert the substantial loft space (subject to the relevant planning consent). The property currently comprises five double bedrooms with the master suite offering uninterrupted views over the Kent countryside and a refurbished en-suite bathroom. There is a large entrance hall on arrival currently being used as a dining room, a dual aspect sitting room, a well proportioned, modern kitchen/breakfast room and useful utility room. The property is approached by a shared driveway to the rear where there is parking for two vehicles in front of the integral tandem garage. Here you will also find a large expanse of landscaped gardens with a variety of mature trees and shrubs, East Wing privately owns a large section of the grounds which has the potential to be fenced off if preferred. The house also benefits from having its own private garden and rockery to the front, again with a variety of plants, trees and shrubs. Court Lodge Farm Oast enjoys a semi rural setting in a fabulous village location on the edge of East Farleigh but conveniently is only a couple of miles from the M20 and Maidstone town centre. East Farleigh station is less than a mile away which provides direct links to London. The village itself has a primary school and there is a nearby supermarket, while the market town of West Malling offers a wide range of amenities including boutique shops, restaurants and Gastro pubs.

This method of auction requires both parties to complete the transaction within 56 days of the draft contract for sale being received by the buyers solicitor. This additional time allows buyers to proceed with mortgage finance (subject to lending criteria, affordability and survey).

The buyer is required to sign a reservation agreement and make payment of a non-refundable Reservation Fee. This being 4.2% of the purchase price including VAT, subject to a minimum of £6,000.00 including VAT. The Reservation Fee is paid in addition to purchase price and will be considered as part of the chargeable consideration for the property in the calculation for stamp duty liability.

Buyers will be required to go through an identification verification process with iamsold and provide proof of how the purchase would be funded.

This property has a Buyer Information Pack which is a collection of documents in relation to the property. The documents may not tell you everything you need to know about the property, so you are required to complete your own due diligence before bidding. A sample copy of the Reservation Agreement and terms and conditions are also contained within this pack.

The buyer will also make payment of £300.00 including VAT towards the preparation cost of the pack, where it has been provided by iamsold.

The property is subject to an undisclosed Reserve Price with both the Reserve Price and Starting Bid being subject to change.

Energy Performance Certificate (EPCs)

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce your energy costs. All homes bought, sold or rented require an EPC. EPCs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.
